XL Escapes Peace Of Mind Promise
Every business you see on XL Escapes has confirmed to us that they welcome XL Bullies.
Before being listed, we ask the questions we’d want answered ourselves — from real experience living and travelling with XL and reactive dogs. That includes confirming they are happy to host XL Bullies, that their listing details are accurate, and that they’ve considered their own legal and insurance responsibilities.
We don’t assume. We don’t guess. We ask — and they confirm.
If anything changes or a business doesn’t stand by what they’ve told us, we take it seriously.
If a business listed on XL Escapes turns you away because of your dogs breed, contact us. We will review it, remove them if necessary, and refund your membership.
Cancellation Policy
We know that sometimes things don’t go to plan, which is why our cancellation policy is clear and fair:
- Cancel more than 4 weeks before your stay: You’ll receive a full refund, including your deposit.
- Cancel within 4 weeks of arrival: The booking is non-refundable.
Refunds - If you’re due a refund, we’ll process it promptly to your original payment method.
Need help? - If something unexpected has come up, just get in touch. We’ll always do our best to help.
Home Rules & Useful Information
- Check in: 4pm
- Check out: 10am
- Bookings must be a minimum of 2 nights
- No unauthorised parties or events allowed
- Quiet hours are 10pm – 8am in respect to our neighbours.
- Unregistered guests are not permitted
- Free parking on the driveway for 3, maybe 4 cars.
- Bring a throw or two to put on furniture if your pups like to cuddle up with their humans.
- Clean up after them in the garden before departure.
- If they need time alone in the house, restrict them to rooms with laminate or tile flooring and no soft furnishings.

The huge corner sofa makes it a perfect area to relax and unwind with family and friends, playing board games or catching up with a Netflix binge—while your furry best friend snoozes happily alongside you. The large modern kitchen allows you to cook up a storm, with a glass dining table for meals enjoyed with garden views through the patio doors. A stunning solid wood breakfast bar, seating four, also opens onto the garden through double patio doors.
The beautiful, tiered garden is perfect for unwinding on a sunny day or stargazing on a clear night. Fully enclosed, it provides a secure and private space for dogs of all temperaments, including reactive or exempt dogs. Just outside the patio doors, you’ll find an outdoor kitchen area with a BBQ, dining table, benches, a beautifully lit arbour, and two modern rattan rocking chairs—ideal for outdoor dining or relaxing with family and friends. The grassy tiers are perfect for zoomies or lounging in the sun, and the top tier boasts a lounge and bar area adorned with solar lights and an outdoor plug for added convenience.
On the middle floor, there are three bedrooms and a master bathroom. The teal bedroom features a king-size bed, a single bed with an optional pull-out, and a large flat-screen TV. Amenities:
Dogs of all breeds are welcomed with no limit on how many can stay!
- The garden is a large, fully enclosed and secure area, with a 6ft fence surrounding the full garden (including behind the large hedges) for your pups to have plenty of off-lead zoomies!
- The environment is extremely quiet for your reactive pups, with no connecting gardens, however, there are occasionally dogs, or even horses, walked passed the garden.
- On nights such as Bonfire Night and New Years Eve, you might hear some fireworks.
- There are a selection of food and water bowls available, however, you're welcome to bring your own instead.
- The Chase does not have dog crates available and ask that you bring your own, if required.
- The Chase does not have dog beds and ask that you bring your own.
- The Chase does not have spare throws available for your pooches and ask that you bring your own to put on furniture if they like to sit with you.
- There will always be poop bags and cleaning essentials available for you to clean up after your dogs too.

Dipton is a quiet village with beautiful countryside walks and local wildlife, providing guests with a peaceful environment to explore. Attractions like Beamish Museum and Gibside Hall are close by, making this a fantastic family-friendly stay.
