✅ How to book your XL Escape
1. Choose your dates - Use the calendar below to check live availability and prices. Dates in green show when the property is available. Most homes require a minimum 2-night stay, so some single green nights may not be bookable. If a date is green and underlined, it’s part of a valid stay.
2. Submit a booking request - Fill in your details to send a request directly to both XL Escapes and the property host.
3. We’ll confirm everything within 24 hours - The host will respond to confirm availability, the deposit required to secure your stay, the full balance remaining, and when it’s due (typically 4-6 weeks before arrival).
4. Pay your deposit and secure your stay - You’ll receive a Stripe payment link by email. Once the deposit is received, your booking is confirmed and your dates are locked in.

With two rescue dogs—Holly from Bosnia and Buddy from All Bullie Rescue—and Nala, our beautiful ginger cat (and undisputed Queen of the house), we understand how important it is to feel not just at home, but truly content and relaxed—especially when traveling with your furry companions.
Our goal is to offer more than just a holiday; we want to provide a home away from home where you can escape daily pressures, have a laugh, and enjoy quality time with loved ones. Joanne & Geoffrey
Joanne and Geoffrey are the heart and soul behind Greystonedale Mansion, transforming it from a derelict shell into the stunning home it is today—a journey so remarkable it was featured on Channel 4’s Renovation Nation. Their passion for breathing life back into this historic property is matched only by their warmth and hospitality.
Joanne, a lifelong nurse, has dedicated her life to caring for others, and even in retirement, she continues to give back, working in a charity shop one day a week. Looking after people is second nature to her, and she takes immense pride in ensuring every guest feels comfortable, welcome, and at home.
A true dog lover, Joanne has always had dogs in her life, including Staffies and reactive rescues who needed extra love and understanding. She knows firsthand how important it is for every dog—and their owners—to feel safe and included, making Greystonedale Mansion a truly dog-friendly retreat.
Together, Joanne and Geoffrey are dedicated to sharing their beloved home with guests who appreciate its character, history, and soul as much as they do. Whether you're here for the luxury, the charm, or the sense of escape, they can’t wait to welcome you to an unforgettable stay.

Your payment is held securely in a separate account and only released after you’ve checked in. Every property is personally verified — whether we’ve visited it ourselves, received site plans, or had extensive conversations with the owners. We ask the questions we know matter, because as owners of XL reactive dogs ourselves, we get it! So you can book with total confidence, knowing everything is as promised.
Cancellation Policy
We know that sometimes things don’t go to plan, which is why our cancellation policy is clear and fair:
- Cancel more than 4 weeks before your stay: You’ll receive a full refund, including your deposit.
- Cancel within 4 weeks of arrival: The booking is non-refundable.
Refunds - If you’re due a refund, we’ll process it promptly to your original payment method.
Need help? - If something unexpected has come up, just get in touch. We’ll always do our best to help.
Home Rules & Useful Information
- Check in: 4pm
- Check out: 10am
- Bookings must be a minimum of 2 nights
- No unauthorised parties or events allowed
- Quiet hours outdoors are 10pm – 8am in respect to our neighbours.
- Unregistered guests are not permitted
- Free parking on the driveway.
- Bring a throw or two to put on furniture if your pups like to cuddle up with their humans. However, they are not allowed on the two pink fabric sofas.
- Clean up after them in the garden before departure.
- If they need time alone in the house, restrict them to rooms with laminate or tile flooring and no soft furnishings.

Amenities:
- Dogs of all breeds are welcomed with up to 5 dogs allowed per stay!
- The garden is over an acre, fully enclosed and secure area for your pups to have plenty of off-lead zoomies! However, it is very important to note that the fence height in some areas is 3.5ft. If your dog is particularly agile, keep them safe on a lead at all times.
- On nights such as Bonfire Night and New Years Eve, you might hear some fireworks.
- There are a selection of food and water bowls available, however, you're welcome to bring your own instead.
- Greystonedale does not have dog crates available and ask that you bring your own, if required.
- Greystonedale does not have dog beds and ask that you bring your own.
- Greystonedale does not have spare throws available for your pooches and ask that you bring your own to put on the leather sofas if they like to sit with you. They are not allowed on the living room, material sofas.
- If your pups sleep on the bed with you, you must bring your own linen to use.
- There will always be poop bags and cleaning essentials available for you to clean up after your dogs too.
Neighbourhood Overview:
Greystonedale Mansion is perfectly situated in Haltwhistle, Northumberland, a charming town known for its welcoming community, cosy pubs, and historic surroundings. Just one mile from Hadrian’s Wall, this is the perfect base for exploring one of Britain’s most iconic landmarks. Walk in the footsteps of Roman soldiers, visit Housesteads or Vindolanda Roman forts, and take in the breathtaking views of the rugged Northumberland landscape.
The town itself offers a traditional and friendly atmosphere, where locals still greet each other by name. Less than a 10-minute stroll from the mansion, you’ll find two dog-friendly pubs, while the centre of Haltwhistle with its selection of amazing pubs, restaurants, cafés, and boutique stores is just a 10 to 15-minute walk away. The town is renowned for its hearty Sunday dinners, warm hospitality, and some of the best food and desserts you’ll find in the region.
Haltwhistle is also home to Northumberland’s only outdoor heated swimming pool, offering a unique place to take a dip. Easily accessible by train, the town is just a short walk from Haltwhistle station, making it ideal for visitors travelling without a car. From the mansion’s doorstep, you can walk to Hadrian’s Wall through the famous Haltwhistle Iron Gorge, or if you’d rather take it easy, simply hop on the bus that stops at the bottom of the street, which runs around Haltwhistle and directly to Hadrian’s Wall.
With small-town charm, stunning scenery, and history at every turn, Haltwhistle is the perfect place to slow down, soak up the surroundings, and experience true Northumberland hospitality.
